We focus on small 'infill' sites with the potential for 1 - 20 units. From the initial site meeting, to the appraisal, planning application and eventual sale, our professional team will work to deliver the highest uplift in value possible from your land.
We do this at no risk to you, and no upfront cost.
We offer option agreements to landowners to help maximize the potential of their land through planning uplifts. This means, whether you want to sell your entire plot or just a part of it, you would enter into an agreement with us, allowing us to act on your behalf to obtain planning permission.
Option Period
We have a set period to secure the necessary planning permissions. During this time, we will work to get the approvals needed to develop the land. This is known as the option period.
Costs Covered
We cover all expenses related to the planning process, which can be quite costly. We only proceed with plots that we believe have a good chance of gaining planning permission.
No Immediate Changes for You
While we work on obtaining planning permission, nothing changes for you immediately. This process can take several months.
Contingent Agreement
Our agreement is contingent on securing the necessary planning permissions. If we succeed, we have the option to purchase the land at the agreed price, and you will be paid upon planning approval and the sale of the land. If we fail, the agreement ends, and you are free to pursue other options.
The next step is a site visit where we assess your land and its potential. This visit is also an opportunity for us to have a detailed conversation about the process and answer any questions you might have. This visit is completely non-obligatory. If you decide to explore further, we will conduct several assessments and calculations to provide you with an offer, which you are free to accept or decline.
